“US Share Bond” Types

1- ” Real Estate Share Bonds   ”

An certificates of equal value representing undivided shares in ownership of tangible real estate (house-residence-villa- apertment -site-shopping centre-business centre..) assets, usufructs and services or (in the ownership of) the assets of particular projects .

2-“ Leaseback Share Bonds “ ; An certificate for the buying and leasing of assets by the investors to the issuer and such “Share Fund “  shall represent the undivided beneficial rights/ownership/interest in the asset held by the trustee on behalf of the investors.

3- “Investing Share Fund “; An certificates of equal value issued with the aim of mobilizing funds to be employed for the production of goods so that the goods produced come to be owned by the certificate holders.

4- “Trade Share Fund “Bonds   ; An certificates of equal value issued for the purpose of financing the purchase of goods through Murabahah so that the certificate holders become the owners of the Murabahah commodity.

The most common form of a “US Share Fund” is a trust certificate. The SPV (US Share Fund LLC)issues trust certificates to qualified investors and puts the proceeds of the investments toward a funding agreement with the issuing organization. In return, the investors earn a portion of the profits linked to the asset.

Share Bonds structured as trust certificates are only applicable if the SVP can be created in an off-shore jurisdiction that allows trusts. In this model, an asset-leasing company is created in the country of origin, effectively purchasing the asset and leasing it back to the organization in need of financing. With this, strengthening the relationship between capital investment from the Gulf and the US  markets as well as providing new life to the economy through fresh funding to the real manufacturing sector is aimed.

 “US Share Bonds”; Real Estate ( housing-residence-villa-apartments-sites-business centers) and other assets , that are sold in the Share Fund of US – will be assigned to (SPV).

In return for this assignment assets (assets) will be converted into Certificate (bond) of  US Share Fund. Via this SPV company, real estate sales directly can be made to   investors. In this way, tax exemptions will be provided for investors and owners of the assets in real estate sales.

With this Bonds  the assets of the institutions  in the real sector of the private enterprise shall be opened up to the domestic and foreign investors  – with more practical applications through  “revenue partnership” applications   and the local and foreign savings  which have not been directed to the capital markets shall be attracted.

Like the state which is able to meet the budget deficit through borrowing or privatization, the domestic and foreign funds to become a revenue partner to the investments and enterprises of the private sector wishing to borrow for the short term or the long term shall be mobilized.

“Share Bonds” solution is structured on a partnership set up between Investors. The partnership legally owns the real estate and rents it to the tenant. Rentals are paid to the partnership and redistributed to shareholders in the form of dividends.
